There are many reasons to want or need a property appraisal.  When you do, you need a true professional to assess the value of your property.  Appraisers use facts, data and other objective information and apply it to your instance to determine a property’s value.

The answer to these questions depends on the circumstances.  If you are using the appraisal for any other purpose than mortgage such as estate planning, divorce, capital gains, presale then you have the right to choose the appraiser you want.  Lawyers and other professionals you might be dealing with are typically ok with you choosing the appraiser of your choice as long as the appraiser’s experience, education and certification meet their criteria. 

 

If your mortgage is coming up for renewal and you want to know what your property is worth then yes you can hire your own appraiser.   Your lender will likely want to outsource the work through a third party company that controls the process.  In this case, they likely won’t accept an appraisal you outsourced yourself.  If you are dealing with a mortgage broker they typically would use the appraiser of their choice.  In many cases,  we are likely on their approved list and would accept the appraisal.   

 

 

 

Divorce or separation
When a breakdown of the marital or common-law relationship occurs it is necessary to divide the assets.  Often the largest asset is the matrimonial home in which at this point an unbiased opinion of the market value of the home is necessary.  This may be as of the date of separation or the current market value.  Your counsel would be best to advise you on which of these dates is required.  I have had many experiences dealing with these matters and have experience as an expert witness should the need arise.  I have worked with most family law lawyers and mediators in the Ottawa area and have developed a good reputation for being fair, sensitive and professional in what is considered very difficult times for the homeowner/client.
Estate planning or settling

You may require an estate type of appraisal  if negotiating a sale of the property between family members, partitioning an estate among beneficiaries, tax planning purposes prior to the property owner’s death and or settling an estate after death.  I work with the executor or with the trustee and provide a current market value or retrospective value back in time if needed.

Capital Gains and Income Tax
Revenue Canada requires individuals to report a capital gain or loss.  In order to calculate a capital gain or loss you will require an appraisal of your property.  It’s important to consult with your accountant to determine if you will require an appraisal.  There are many situations that can cause a potential gain or loss situation however the most common is in the event that a primary residence becomes a rental property in which at that time CRA will need to know what the property was worth in order to determine the Capital Gain or Loss once the property sells.  I am also able to do a retrospective appraisal back in time if an appraisal was not already obtained at the time the house became an income producing property.
Presale or prepurchase of a home or other property

There are numerous reasons to get an independent appraisal from a third party.  We are completely unbiased in this process of purchasing or selling a home.  Whether you are doing this privately or through a real estate agent you may just want to confirm if you are getting the best value for your money.  We have access to the same information realtors do and perform extensive research on the neighbourhood sales and active listings.  There is a range of services I can provide for these circumstances such as drive-by appraisal which I drive by the property and can provide a short form appraisal with a value range so you can be certain if your offer is well within the acceptable range. I can also provide a full appraisal which an inspection is required which usually takes about 30 min.  This is a more detailed report which is the most common report I provide.  You will obtain a precise estimate of market value.

Mortgage Financing

If you are purchasing real estate you are likely going to work with a mortgage broker or directly with your bank.  They may require an appraisal of the real estate you are purchasing.  I will work with your bank or mortgage broker to find out what is required and to provide an appraisal that will meet their guidelines.  We at Affiliated Property Group are on most lenders approved list.  This is very important to know before hiring an appraiser.  You risk otherwise of having to have a second appraisal completed if it is discovered that the lender won’t accept the appraisal from that individual.  It wastes your time and money if the proper procedures are not followed.  I have experience dealing with most lenders and mortgage brokers and can advise you on how to proceed.

Relocation

Relocation appraisals are required for Government employees who are relocating to another city do to work.  Whether you are with the military, RCMP or crown corporation like Hydro One you may have to choose an appraiser to set a fair market value for sale purposes.  I often do relocation work for the major relocation companies such as Brookfield Global Relocation, Transfer Ease or Cartus Relocation and numerous others.  You need to ensure the appraiser you choose has the experience and expertise required to deliver an accurate and concise appraisal so that this relocation process is completed as smoothly as possible.
