My Story

I have been a professional appraiser since 2003 when I completed my college degree.  I  have worked at Affiliated Property Group, formerly known as Affiliated Appraisers, ever since.  During this time,  I have serviced the Ottawa area and the Brockville area and the surrounding areas in Eastern Ontario.  I reside in the beautiful community of Brockville.

In 2007, I completed the required university courses and the mentoring/articling period.  This earned me the right to call myself a Canadian Residential Appraiser (CRA) and be recognized as such by the Appraisal Institute of Canada.2007. The CRA designation is recognized in the real estate and financial professions as being the most prestigious and respected of residential appraisal designations.

My other roles in the company have and continue to be hiring new appraisers and staff, training new appraisers, mentoring, reviewing, creating new policies and implementation of those policies.   My scope of work however has not been limited to just matrimonial type of assignments.  I continue to do work for all my clients which include mortgage brokers, financial institutions, relocation companies, law firms for all aspects including litigation, estate settling, presale of properties.  Other clients include accountants and Revenue Canada who require appraisals for Capital Gains purposes, bankcruptcy / trustees and homeowners who are looking at selling.

My clients rely on me on a daily basis to continue to provide them with essential information to enable them to conduct their professional and often personal affairs with confidence.

Right of Way Association

I am a member of the Right of Way Association which trains members in advanced evaluation techniques. This association is a professional membership comprising a mix of real estate practitioners.  The Right of Way Association helps improve peoples’ quality of life through infrastructure development.  Appraisers who are part of the association help homeowners and other professionals associated with the right of way to determine the value of land in question.  Appraisers involved in this type of evaluation have a strong understanding of land use controls and advanced appraisal technique.   You can find out more about the association’s work by visiting their website.

Collaborative Family Law Group

In 2007 I began focusing much of my efforts on matrimonial / estate planning assignments dealing mostly with lawyers, mediators, collaborative professionals in providing appraisal reports for divorces and separation agreements.  My client base has grown large and my reputation for being fair, professional, sensitive and unbiased has also become well known within those circles.  In 2009 I became a member of the Collaborative Family Law Group which specializes in resolving disputes in a civil manner without the need of courts.

Principal at Affiliated Property Group (APG)

In 2009 I became a partner in our firm of 17 appraisers and 5 support staff and managers.  I currently hold the position of Principal of Residential Services.  I am responsible for managing the residential department and helping to manage the day to day affairs of the company.   In 2010 we changed the name of the company to Affiliated Property Group and rebranded the company image with new colours, logo and work philosophy.

About Joel

I guess best to start from the beginning…..

I was raised in Cornwall about an hour South East of Ottawa and one hour East of Brockville.  I was raised by my mother and I have two sisters which I am the middle child.

I moved to Brockville when I was 23 for a manufacturing job.  It was there that I met my wife.  We began dating and got married within 5 years.  She has two beautiful girls from her previous marriage.  We had our hands full, to say the least, but as I had mentioned earlier I was not in unfamiliar territory.   I have been married since 2005.  My wife works for Affiliated Property Group as well as being a support staff member for our appraisers.

Some of my likes are red wine (bit of a snob there), my saltwater aquarium hobby, I love dogs and my cats, I miss my late cat terribly,  I love a good book, good movies (oppose to the bad ones, lol), the St. Lawrence River, music of all kinds, meals with good friends and time with my family.

Experience

Types of properties which I have appraised include small multi-family residences, waterfront, hobby farms, single-family homes of all types as well as condos.  I have completed vacant land appraisals which is a more specialized field of evaluation.  Types of land include acreage, subdivision lots, right of ways, landlocked parcels which do not have road frontage and waterfront lots.  Other unique evaluation assignments included a 3-acre island on the St.Lawrence river with a turn of the century stone mansion, also a 20+ million dollar waterfront property in the Ivy lea area of the 1000 islands which was a resort style property which also was the most expensive property to have sold in Ontario.

I have completed appraisals for a multitude of purposes such as matrimonial so divorce or separation, litigation, presale/prepurchase, capital gains (taxation), estate settling or planning, relocations, bankruptcy, MPAC assessment appeals and of course mortgage financing where your mortgage broker or bank may require an appraisal.
